FIRE RISK ASSESSMENTS

On 1st April 2006 (no, this wasn’t an April Fool), the Regulatory Reform (Fire Safety) Order came into force. In one sweep, it scrapped a whole pile of existing fire legislation, including the Fire Precautions Act 1971, the Fire Precautions (Workplace) Regulations 1997/99 and the Management of Health & Safety in the Workplace Regulations 1999. In short: the rules changed, and they stayed changed.

All fire risks need to be assessed and recorded in a written fire risk assessment (not a mental note).

Fire-fighting equipment has to be provided, properly maintained and regularly inspected — not just admired.

An Emergency Action Plan must be been written, agreed, and published somewhere people might actually read it.

Staff are to receive fire training in the use of equipment and procedures — waving vaguely at the fire extinguisher doesn’t count.

Adequate fire detection systems, warning alarms and escape routes must be in place to allow everyone to leave the building safely and without drama.

What Is a Legionella Survey (a.k.a. Making Sure Your Water Isn’t Plotting Against You)?

A Legionella survey (also known as a Legionella risk assessment, when we’re pretending to be very serious) is a professional inspection of your building’s water systems. That includes hot and cold taps, tanks, showers, pipework, and those mysterious pipes that no one admits responsibility for.

The mission? To make sure Legionella bacteria haven’t checked in, unpacked their bags, and started thriving rent-free. These bacteria cause Legionnaires’ disease—a serious lung infection—which means this is one guest you definitely don’t want staying over.

We identify risks, rate them, and produce a clear report telling you what’s safe, what’s dodgy, and what needs fixing before your water system gets ideas above its station.
