LANGTREE BUILDS ON 30-YEAR TRACK RECORD WITH GOVERNMENT
Langtree, the national commercial property management company with long-standing partnerships with government, has expanded its services to the public sector with a key framework appointment.
The company has been named as a supplier on Government Commercial Agency’s RM6343 Estate (Property) Management framework. The company successfully bid on Lot 2, which includes estate, asset and property management and associated support services. Langtree’s direct award months are October and November of this year.
This means that public agencies can now utilise its thirty-year track record in efficient building and estate management at a time of cost uncertainty and materials inflation.
The move to broaden Langtree’s work with the public sector is “a natural progression and builds on our understanding of government’s requirements, in its many forms,” says Jayne Furnival, executive director – property at Langtree.
“We have a large estates team operating across the country and an ability to drive efficiencies and service through our trusted supply-chain and our utilisation of technology,” said Jayne.
Langtree’s joint ventures include at Sci-Tech Daresbury with Halton Council and the Science and Technology Facilities Council; with St Helens Council as part of the huge Parkside Regeneration programme; and with Oldham Council at Hollinwood Junction.
Sci-Tech Daresbury grabs the headlines frequently due to the sheer breadth of leading-edge research undertaken by its tenants, but the facts behind its development and management are no less impressive. Under Langtree’s tutelage, it has grown exponentially in the last decade and a half.
Now, more than 150 companies, from start-ups and scale-ups to global giants work side-by-side to solve the challenges of tomorrow. When complete, more than 1m square feet of space will be delivered on the campus, with more than 10,000 new jobs created. Langtree has curated an eco-system of innovation, collaboration, funding, talent attraction and world-class facilities which has turned the science park into one of the UK’s most dynamic.
“We utilise all our estate and asset management capabilities on a large scale here,” explains Jayne Furnival. “But we’ve overlaid all those with a very carefully-crafted tenant attraction and management regime that is now held up as a benchmark in the industry.”
The curatorial element of all this – notably the careful development of a supportive eco-system of mentors, suppliers and a sympathetic landlord – all require Langtree’s core skills around asset management to fully deliver on its potential. Jayne Furnival picks up the story:
“The high-quality management of buildings and the landscape between them is as integral to the success of any development as the human aspect,” she explains.
“It axiomatic that thriving infrastructure is well-maintained and kept pristine, just as it is that a warm welcome from the receptionist helps set the right tone for our tenants when they greet their guests.
“We view estate and asset management holistically, because experience tells us that’s what delivers the greatest performance in terms of tenant acquisition and retention, and therefore asset value.”
The move to extend this expertise and its service offer to a wider range of public bodies via its new framework appointment makes strategic sense, says Jayne. “We can give any public body all the comfort that they require in terms of our track record of delivering value and service to the public purse.
“We understand implicitly what public agencies demand and have the service ethos, technology, experience and supply chain reach to deliver that,” says Jayne. “And as we’ve shown at Sci-Tech Daresbury, we can work in partnership with government to help meet a wider agenda around high-value economic growth, innovation, skills and entrepreneurship.”
The private sector – as demanding as government, albeit with a differing agenda – has sought Langree’s expertise over many years, too. Key pension funds and asset owners such as PGIM, the Co-op and Goldman Sachs subsidiary Rothesay all rely on the firm’s blend of people, technology and expertise to manage a wide range of property assets across the country.
Langtree says its track record with government offers an alternative resource to the usual roster of property consultancies.
“We’re offering a competitive stimulus just at a time when the client really needs one,” says Jayne. “And we do so from a strong track record of delivery. We’re a nimble, capable team and our clients find that being fleet of foot is a real asset, particularly when unforeseen issues occur, such as storm damage or a fire.”
Langtree’s existing property and asset management contracts include office parks, science parks and industrial estates, with complex servicing needs and a wide range of building ages and types.
